BYLAWS and COVENANTS, CONDITIONS AND RESTRICTIONS
Asbury Lane Village is a covenant restricted neighborhood. Every home/lot in the neighborhood is legally subject to a variety of covenants, conditions and restrictions. These covenants, conditions and restrictions are outlined in a Declaration of Covenants, Conditions and Restrictions (CCRs) specific to each of the ten Parts of Asbury Lane Village. These CCRs legally bind to all homes/lots located in Asbury Lane Village, and despite personal opinions regarding CCRs, every property owner accepts and agrees to these CCRs as a part of purchasing a property in Asbury Lane Village.
These CCRs were established by the original developers of Asbury Lane Village to enhance our neighborhood’s charm and beauty, and to preserve the values and amenities of community. Many people buy homes in CCR neighborhoods simply because there is an aesthetic standard to which everyone is responsible for maintaining. We have a beautiful, safe and sought-after neighborhood, and it’s important to maintain these attributes to protect one of our biggest investments.
There are ten Parts of Asbury Lane Village. These Parts are differentiated from one another by characteristics such as:
· Lot size and/or shape
· Lot boundary lines (is lot bordered by another lot on all sides, or by woods/common areas)
· Slight design or cosmetic variances
Because of each Part’s unique characteristics, there are separate CCRs for each Part.
